Beard Winter LLP is currently seeking a Commercial and Residential Real Estate Assistant.
This position involves working 1:1 with a lawyer in the Business and Financial Services Group. As a key individual on the team, this candidate will take charge of all aspects related to the real estate component of the practice.
The ideal candidate:
- will have at least 5+ years of hands-on experience in both Residential and Commercial Real Estate working on behalf of individuals, corporations (purchase, sale, and financing) and financial institutions (banks, trust companies);
- possesses expertise in both MSWord, Teraview, Unity (formerly Conveyancer) FCT/LLC and Outlook;
- can demonstrate the skills and knowledge necessary to handle the demands of large, sophisticated real estate transactions and be well-versed in working through a file from opening documents, through the transaction, to preparing the report to clients;
- has a proven proficiency in meeting deadlines and multi-tasking;
- exhibits the capacity to prioritize and work independently;
- displays exceptional communication skills (both written and verbal) and comfortable in providing superior service to clients.
- Has a strong understanding of how to review and interpret parcel registers and title instruments, including identifying issues and requesting corrections where required.
Tasks and responsibilities include but are not limited to:
Residential:
- File management from beginning to end (open, manage and organize residential real estate files, ensure we have all requirement documents and requisition deadlines/responses are met)
- Client communication (direct communication with clients to gather information and update them on status of transaction, answer preliminary questions)
- Document preparation (prepare draft documents for purchase, sale, mortgage, refinances)
- Ability to put together lender documents from mortgage instructions, response to requisitions, and calculation of adjustments for statement of adjustments
- Title searches (conduct title searches for preliminary concerns) and adjacent land searches as necessary
- Schedule Zoom signing appointments with clients
- Preparation of closing reports to client and lenders
Commercial:
- Mostly refinances or new mortgages on commercial properties.
- File management (open, manage and ensure all required documents are obtained)
- Conduct title and off title searches as applicable
- Review of conditions precedent and ensure all have been met
- Draft security documents per lender instructions
- Schedule Zoom signing appointments with clients
- Preparation of closing reports to client and lenders

The anticipated base annual salary range for this position is $50,000.00 to $75,000.00. This range represents the anticipated compensation for the position in compliance with Ontario’s pay transparency requirements. The actual compensation offered to the successful candidate may fall above or below this range, depending on factors such as relevant experience, demonstrated skills, market conditions, and internal equity. Final compensation will be confirmed upon completion of the recruitment process.
